Meet the Team

Owner

Michael D. Vowles

Mike has been a commercial real estate appraiser since 2001 with experience in a broad range of property types and  assignment types. He graduated from the University of Utah in Finance and obtained the MAI designation. In addition to appraisal and consultation, Mike is experienced in development, investment, and being involved in other business startups. Mike lives in Utah, has two sons, and enjoys all the recreation and beauty the western U.S. has to offer, especially hiking, backpacking, and cycling.

Heidi Nettleton  

Heidi Nettleton joined Western States Valuation in January 2020. She has a B.S. in Architecture from Washington State University. Heidi has appraisal experience and expertise in a wide variety of commercial properties including retail, office, industrial, multi-family and land. She has appraisal experience in the following specific properties, storage unit facilities, subdivisions, schools, restaurants, mobile home parks, and agricultural and recreational properties. Heidi also has experience working on eminent domain and conservation easement appraisals. 

Heidi’s prior work history includes interior design, space planning, construction, and real estate development. In her free time Heidi enjoys spending time with her family and going outdoors to hike, paddle board or garden.

Jim Grubb

  

Jim began his real estate career in title insurance in August of 1993. In 2001 he transitioned to flipping residential investments, procuring a real estate license in the process, and helped many buyers and sellers find homes until advancing to commercial sales and leasing in 2008. The recession brought new challenges (and time) and Jim became a part-time student, receiving a Bachelor of Science in business, with an emphasis in finance, from Weber State University in 2016. Obtaining an undergraduate degree opened the door to new opportunities and the desire to change from sales to technical analysis, inspired a move to full-time appraisal.

Jim is married and has three sons, who all live in north Davis County. Becoming an “empty nester” has been an easy transition as Jim and his wife, Kasey, enjoy all the benefits of living within an hour’s drive to multiple ski resorts and dozens of hiking and biking trails. When not at work, Jim is often found at Powder Mountain in the winter and preparing for the next hike/camping adventure during warmer weather.

Appraisal

Our firm has over 23 years of experience in providing appraisal work, with combined experience of 33 years. Our firm provides valuation for all property that fall under the commercial umbrella. We are certified in all western states and perform all assignment types including for lenders, individuals, businesses attorneys, municipal government, state government, and UASFLA compliant for state and federal agencies.  

Lease Analysis

 We provide analysis for your leases or your space to determine market rent, to run DCF, and to assist how we can. We invest in the best data we can and perform extensive research in the market for the property type that is under analysis.

Consultation

We provide consultation for many different needs including planning, investment decisions, lease decisions, estate purposes, etc. 

Investment Analysis

We can help you run analyses for potential purchases/sales, leases, etc. We can run discounted cash flow analysis and help determine what makes sense for you given your investment requirements. We invest in extensive databases, we perform extensive personal interviews to understand the market to give you the best analysis.

Tax Appeal


We provide tax appeal appraisals and provide comparables for property tax appeal. 

Government And UASFLA

We are experienced in assisting government entities by providing valuation on different property types. We are experienced in providing UASFLA compliant valuation work for state and federal government purposes. Included is extensive experience in conservation easement appraisal.
